<p>There&#8217;s triple trouble for the Golden State&#8217;s struggling real estate market: the usual seasonal slowdown, a weak economy and &#8220;unrealistic asking prices&#8221; by some sellers, according to a report today from the California Association of Realtors.</p>
<p>Statewide, the seasonally adjusted home sales rate dropped 3.5 percent in October from the month before, the group reported. Year over year, though, sales were down 19.6 percent, although the market last fall was bolstered by federal tax credits for many homebuyers. The median price of a resale single-family house was up 2.3 percent from a year earlier to $304,220.</p>
<p>&#8220;We&#8217;re really seeing two different housing markets &#8211; one at the lower-end driven by first-time buyers and investors, which is keeping prices stable, and one with nostalgic sellers who set unrealistic asking prices,&#8221; Leslie Appleton-Young, the group&#8217;s vice president and chief economist, said in a news release today. The group&#8217;s report is based on sales and price information from regional multiple listings services. &#8220;Sellers need to consider current market conditions when pricing their home in order to facilitate a shorter time on the market,&#8221; she said.</p>

<p>While some people are worrying about how they will make their next mortgage payment, others are wondering whether it makes sense to make extra payments in advance. If you make additional payments in advance, you can apply them to principal, which will reduce the interest costs but won&#8217;t allow you to skip payments in the future.</p>
<p>BofA spokesman Rick Simon says that when you pay more than the amount due on your mortgage, you are asked to indicate if you want the extra amount applied to principal. If you do, the loan balance will be reduced by the extra payment. The next month, interest will be calculated on a slightly lower balance. Your monthly payment will be the same as always, but a little more of it will go toward principal and a little less toward interest.</p>
<p>Sandi Bragar, a wealth manager with Aspiriant, says she would not pay in advance hoping to avoid a payment later &#8220;unless I had it in writing&#8221; from the bank. The bigger question is whether prepaying principal is wise. &#8220;If you are worried about being in a situation where you can&#8217;t make the payment, keep the money in a savings account or explore certificates of deposit,&#8221; Bragar says. Sometimes it&#8217;s better to hold the cash and have more choices later.</p>

<p>LOS ANGELES (Aug. 24)–   California home sales decreased 20.8 percent in July compared with the same period a year ago, while the median price of an existing home rose 10.4 percent from July 2009, the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) reported today.“July’s sales decrease was not unexpected, given the strong sales activity we saw in May when buyers took advantage of expiring federal and state home buyer tax credits,” said C.A.R. President Steve Goddard. “This likely pulled forward sales that otherwise would have closed in June or July.  ”Even without tax incentives, buyers waiting on the sidelines should take advantage of historically low interest rates and current home prices,” he said.</p>
<p>Closed escrow sales of existing, single-family detached homes in California totaled 440,370 in July at a seasonally adjusted annualized rate, according to information collected by C.A.R. from more than 90 local REALTOR® associations statewide. Statewide home resale activity decreased 20.8 percent from the revised 555,780 sales pace recorded in July 2009. Sales in July 2010 decreased 10.9 percent compared with the previous month.</p>
<h3>Entry-level housing affordability declines in Q2</h3>
<p>The percentage of households that could afford to buy an entry-level home in California declined to 64 percent in the second quarter of 2010, compared with 67 percent for the same period a year ago, according to a report released last week by C.A.R.The minimum household income needed to purchase an entry-level home at $266,750 in California in the second quarter of 2010 was $43,960, based on an adjustable effective interest rate of 4.09 percent and assuming a 10 percent down payment.  The monthly payment including taxes and insurance was $1,470 for the second quarter of 2010.</p>
<p>At 84 percent, the High Desert region was the most affordable area in the state.  The San Luis Obispo County region was the least affordable in the state at 48 percent, followed by the San Francisco Bay region at 49 percent.</p>
<h3>Home buyers’ interest in green home features increases</h3>
<p>More than half of all home shoppers report that green home features, from energy efficient appliances to solar panels, are an important part of their purchasing decision, though only one percent of home listings market these features to buyers, according to a Realty     survey.<br />
The survey revealed that 55 percent of respondents rated a home’s green features as a “somewhat important” or “very important” part of their home hunt.Home buyers who view green features as a priority ranked them important because they help save money and allow them to help the environment, according to the survey.  Other reasons home buyers value green features include: Occupant/family health, 37 percent; tax credit availability, 12 percent; and the home’s resale value, 15 percent.</p>
<p>Although homebuyers overwhelmingly rated energy efficiency the most important green feature in a home (89 percent), an additional survey found that less than 1percent of homes on the market included the term in their description of the home.</p>
